If you're preparing to sell your home, it's important to understand what I am noticing that buyers prioritize when searching for the right property. While every buyer has different preferences, there are three key factors that I NOTICE buyers pay extra attention to before ever setting foot inside.
Location, Location, Location
Buyers are laser-focused on location—whether it’s proximity to work, top-rated schools, shopping, or entertainment. Even if your home checks every other box, a less desirable location can limit your buyer pool. Highlighting nearby amenities and showcasing what makes your neighborhood special can help attract the right buyer. Buyer Tip: Try driving to or from work during commuter hours and make sure the length of the drive is sustainable for you.
Age of Major Systems (HVAC, Roof, Water Heater, Etc.)
A home’s condition plays a major role in a buyer’s decision. The age of major systems—such as the roof, HVAC, and water heater—can be a dealbreaker. Many buyers shy away from homes needing costly replacements, as they prefer move-in-ready properties. While you don’t have to replace these systems before selling, pricing your home accordingly will help manage expectations and keep it competitive. Buyer Tip: If the seller doesn't disclose ages of systems, you can often check using serial numbers!
Polybutylene Pipes & Crawl Space Condition
Buyers today are more informed than ever, and many know to look for potential red flags. Homes with polybutylene pipes, which were banned in 1995 due to their high failure rate, often get ruled out immediately. Similarly, crawl spaces with moisture issues, standing water, or wood rot can make buyers hesitant to move forward. Buyer Tip: These pipes are easy to identify in crawl spaces so if you're looking at a home built prior to 1995, make sure your agent is getting in the crawl space to check it out! I know I always do!
