Wake County Real Estate Market Update

The Wake County real estate market is starting to show signs of movement as we head into the spring season. Currently, homes are spending an average of 30 days on the market, with an average list price of $553,101 and a final selling price of $545,989. This is a slight improvement from January when homes sat on the market for an average of 35 days, with list prices averaging $560,553 and selling prices at $551,623.  But while pricing has adjusted slightly, the decrease in days on market suggests that buyer activity is beginning to pick up.

Historically, as temperatures rise, so does real estate activity. Warmer weather tends to bring more buyers into the market, leading to increased competition and, in some cases, stronger offers for sellers. You know what else tends to rise when prices and activity go up? Competition and due diligence amounts. When multiple buyers are interested in the same home, sellers are more likely to choose offers with higher due diligence fees, which are non-refundable deposits showing a buyer’s commitment. This means buyers need to be prepared to make strong offers upfront, especially in sought-after areas. I have seen a few listings the last few weeks that have set deadlines due to multiple offers, so talk strategy with your agent!

What’s Happening in Wake County?

Easter Eggstravaganza Set for April 5

The Wake Forest Parks, Recreation & Cultural Resources Department has scheduled the 2025 Easter Eggstravaganza for Saturday, April 5, from 11 a.m. to 1 p.m. at E. Carroll Joyner Park. This free event is open to all members of the community.

Car Crashes into First-Floor Apartment

No Serious Injuries Reported

A quiet evening turned chaotic Monday night when a car crashed into a first-floor apartment, causing extensive damage but fortunately leaving everyone unharmed.

The crash happened around 9:30 p.m. at an apartment complex on [Street Name/Location] when a sedan lost control, jumped the curb, and slammed into a living room. Witnesses reported hearing a loud crash as the vehicle broke through the wall of the occupied unit.

Emergency crews responded quickly, assessing the driver and residents for injuries. While no serious injuries were reported, the driver was taken to a hospital for evaluation. Authorities are investigating the cause of the accident, considering possible factors such as speed, impairment, or mechanical issues.

Building inspectors were called to examine the structural integrity of the apartment, and the displaced residents were temporarily relocated.

“I was sitting on the couch when I heard a massive boom, and the next thing I knew, part of my wall was gone,” one resident recalled. “It was terrifying, but I’m just thankful no one was seriously hurt.”

Officials remind drivers to stay cautious, particularly in residential areas, to prevent similar incidents in the future.

Cary Towne Center Redevelopment Update

The transformation of the former Cary Towne Center into Epic Games' new headquarters has been put on hold. As of January 2025, the site remains undeveloped, and the future of the project remains uncertain.

School Bus Accident

A Wake County school bus with two students on board was involved in a crash on Lake Pine Road. Fortunately, no injuries were reported.

COVID-19 Test Kits Available at Rolesville Town Hall

Rolesville residents in need of COVID-19 test kits can now pick them up at the Town Hall during regular business hours. Each household is eligible to claim up to four boxes of at-home test kits, though supplies are limited. This initiative aims to support community health and safety by providing easy access to testing. Those interested are encouraged to visit as soon as possible to ensure they don’t miss out on this valuable resource.

Highlights include the Fresh Ideas Stage with presentations from experts in interior design, gardening, and home improvement. Essential Oil Use For Measles!

Tea tree oil is known for its antibacterial, antiviral, and anti-inflammatory properties, but it's important to note that there is limited scientific evidence supporting its use as a treatment for measles specifically. Measles is caused by a virus, and the most effective approach is medical care, not home remedies. However, tea tree oil may offer some relief for certain symptoms related to the illness.

Although tea tree oil won't cure the measles virus itself, it may help with some of the symptoms:

Antibacterial and Antiviral Properties: Tea tree oil contains compounds, like terpinen-4-ol, which have been shown to have antibacterial and antiviral effects. While it may not directly fight the measles virus, it could help reduce the risk of secondary skin infections that might occur due to the rash or damaged skin.

Anti-inflammatory Effects: The rash from measles can often be itchy and inflamed. Tea tree oil’s anti-inflammatory properties might help reduce this inflammation and soothe irritated skin.

Skin Soothing: The cooling and calming effect of tea tree oil could offer relief to irritated skin, making it more comfortable for someone dealing with the measles rash.

If you choose to use tea tree oil to help manage symptoms, it's essential to follow these guidelines:

Dilute It: Never apply tea tree oil directly to the skin. Always dilute it with a carrier oil, such as coconut oil, jojoba oil, or olive oil. A typical dilution ratio is 1-2 drops of tea tree oil per tablespoon of carrier oil.

Patch Test: Before using the oil on a larger area, apply the diluted mixture to a small patch of skin and wait 24 hours to check for any signs of irritation or allergic reaction.

Topical Application: You can apply the diluted tea tree oil mixture gently to areas affected by the rash. Focus on inflamed or itchy areas, but avoid using it on broken skin or open sores.

Aromatherapy: Some people use tea tree oil in a diffuser to inhale its potential antiviral properties, which could help with symptoms like congestion or discomfort, though it would not directly treat the rash.

Seek Medical Attention: Measles is a serious disease, and tea tree oil is not a substitute for proper medical treatment. Consult a healthcare professional for diagnosis and treatment.

  • Avoid Sensitive Areas: Never use tea tree oil near the eyes, mouth, or nose, as it can cause irritation.

  • Consult a Doctor: It's important to check with a healthcare provider before using tea tree oil or any essential oils, especially for managing measles symptoms.

While tea tree oil can help with skin irritation and potentially reduce the risk of secondary infections, it is not a cure for measles. The primary treatment for measles should always be medical care. If you’re considering using tea tree oil for symptom relief, do so carefully, under medical guidance.
